House Rules

1. Guest must sign a rental agreement within 48 hours of booking. Guests who fail to execute the agreement and do not cancel their own reservation within 48 hours of booking shall forfeit 100% of deposit.
2. The maximum number of guests is limited to the number of persons specified on the booking confirmation and the names and ages of each guest are required in advance.
3. No smoking of any kind (including pipes, cigars, hookahs and electronic cigarettes).
4. No events or gatherings.
5. Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners.
6. Quiet hours are from 10pm to 7am every day. Music, voices and other noise should always be at levels that are courteous to neighbors but especially during quiet hours. Outdoor areas are available for use during quiet hours only as long as noise cannot be heard by the neighbors. Music is not permitted outdoors during quiet hours.
7. 48 hours notice (and advanced payment of fee) is required to heat the pool.
8. To avoid damaging the septic tank, please do not flush anything down the toilet other than organic waste.
9. Please do not move or rearrange the furniture.
10. Maximum 5 vehicles. 3 vehicles on the driveway and up to 2 vehicles may park on the street in front of the house.

Additional notes
*We require a License Agreement be signed directly after booking, as well as listing the names and ages of all guests. Information will not be shared with any third parties. Your Booking is not complete until you've signed the License Agreement. A link to sign will be sent via DocuSign. Access to the property cannot be granted before signing the License Agreement.

*The pool is available to be heated upon request (at least 24 hours in advance). $600 fee for up to 3 nights, $200 each additional night. No charge to heat the hot tub.

*Maximum 5 vehicles. 3 vehicles on the driveway and up to 2 vehicles may park on the street in front of the house.

*There is absolutely NO SMOKING allowed in the house or on the upper patios. Smoking outside on the lower level patio may take place only with all doors and windows closed, and cigarette butts must be disposed directly into the outside trash cans.

*Max occupancy (at any time) is 16. Additional day guests are not permitted.

*Cleaning/Linen fee is $425

* Occupancy Tax - Due to the property's location, the Occupancy Tax is only 6% and not the normal 15%. This amounts to a 9% tax savings over other properties located in Austin which must charge 15%. On a nightly rental of $2K, this is a $180 savings per night.

*There are security cameras surrounding the entire outside perimeter of the house for added security. The pool and hot tub are within the coverage area of the security cameras. We do not have any cameras inside of the home, respecting our guests' privacy.
